Fort DeSoto Beach Park in Pinellas County

Located at 3500 Pinellas Bayway South in Tierra Verde, this secluded piece of sandy paradise is Pinellas County’s largest and most admired park. In fact, it’s been featured on numerous national “best of” lists over the years. Visitors love it (and keep coming back) for its relaxed atmosphere, hypnotic white sands, and crystal blue waters. Most visitors would agree a visit to Ft. DeSoto Park is the closest a person can come to a Tahiti vacation without leaving the country.

Opened on December 21, 1962, Ft. DeSoto Park attracts over 2.7 million visitors each year. The area on which the park now sits was originally surveyed by Robert E. Lee in 1849, and became an important Union stronghold for the blockade of Tampa Bay during the Civil War. The famous fort for which the park is named was opened in 1900 (though construction began two years earlier). The original Fort DeSoto was built as a military outpost to protect Tampa Bay from invaders. The fort remained active until 1910, with only a caretaker and a sergeant stationed there from 1910 until 1914. When World War I started, new forces were shipped to the fort, but by the early 1940s, the fort was abandoned by the federal government. Pinellas County purchased the property in 1948 and has held it ever since.

Today, Ft. DeSoto Park hosts a plethora of picnic areas, two swimming areas, and two fishing piers. It also has a nature trail, camping area (complete with a camp store and laundry facilities), a pet park, a multi-purpose trail, and a canoe trail. For those who are more interested in history than recreation, the original fort still stands at the park and tours are available. A gift shop and snack bar are located inside the structure. A quartermaster storehouse museum is also at the park for history buffs.

Finding a Good Realtor

There are a lot of good Real Estate Agents out there who really do care about the success of your transaction and they just happen to get paid for it, too. It is when Agents get greedy and put the money before the person that they start to go “bad.”

Unfortunately the bad guys have fostered a bit of a bad reputation on the group as a whole, leaving the good guys in a position to have to work extra hard to prove their goodness and worthiness of your business. A good agent never puts the money first and sincerely is motivated by being a part of putting you in your new home and the impact that has on you.

So how do you find that “good apple”? It starts with a phone call. You have found a house you would like to see while browsing a website or set your sights on a certain company for one reason or another. You call an agent from that company to show you a house. Upon that first meeting, scrutinize the agent as much as the house! First off, if he rubs you the wrong way, don’t call him again. I am completely against putting agents to work and not getting them paid, but this first meeting is a freebie. Further, you owe it to yourself to find someone that no only doesn’t repel you, but whose company you actually enjoy! You are potentially going to be spending a lot of time with this person so set yourself up for a pleasant experience. Call someone different each time until you find one who appeals to you.

The day you meet the guy who appeals to you, start asking questions. Conduct an interview. Your Realtor is the biggest asset you have in this huge step you are about to make. Ask how long he’s been selling houses, does he like it, what does he like about it, ask about the philosophy of his company, what kind of pets he has, whatever. There isn’t really any right or wrong answers in most cases, but the WAY he answers is what you’re gauging. Is there a trust forming? If so, this is probably your guy. Start sharing a little bit about yourself with him, and what you are trying to accomplish. If you feel he has a good understanding, compassion, and has some good ideas to move forward, let him start looking for the houses and be sure to call him again when you need help.

To take it a step further, you will really get your Agent to bend over backwards for you if you sign a buyer’s agency agreement with him. This tells him that you understand that you are his top priority and to show your appreciation you are going to work with him and only him and whether it takes you three weeks or three months to find you a house, when you buy a house he will get paid for his time and resources spent. Now you’ve got two parties, mutual respect and enjoyment, house shopping together, negotiating together, and meeting challenges together. You have found your “good apple” and paved the way to a happy, successful transaction.

Don't Judge a Book...

One morning a young man dressing in a white crisp shirt and blue trousers walked in a realtors office and requested that he be shown a relatively spacious house with about five rooms, a nice lawn and back yard and if it were double storey it would be a plus point. He assured the realtor not to be picky or choosy and money was no object and to rather show him the most expensive house he could as long as it fit the profile. The realtor who had been sick for quite some while called a number of his clients and re scheduled the already re scheduled appointments. He lost a few potential clients due to that but as he thought he had struck gold with this young man who seemed to be loaded he assumed he’d make up any loss he could have faced that day. He took the client out side his office and was surprised to see that the client drove a BMW. This factor only added to the realtor’s joy and he happily sat with the customer and left for the first house location.

The client looked the house up and down leaving no stone un-turned and finally said he’d like to see another. The realtor only to happy to please left with him to another location which the client also inspected with great yet annoying detail. The whole day just seemed to drift by and the realtor was getting angry and also quite tired as he was not quite over his illness. Yet to make sure he struck a deal with this client he went on and on moving from location to location. Every time he left with the client he found it odd that the client avoided taking roads that were highly watched by the police. Finally reaching a house which was last on his list he told the client that he’d love this house. The client went in and again observed the whole house. While the client was still observing the toilets the realtor saw that a lot of cops had come and collected outside the house in the street and they also had a van with them from the mental institution. He went up stairs and knocked on the door telling the client that they may be a problem so they should leave the house.

The door knock was harder the second time with which opened up a bit and he saw the client was standing on the opposite side of the widow. He ran towards the client who started to laugh loudly. Confused by all this the realtor went down stairs and watched the trained personnel from the mental institution man handle the client down and secure him in side the van. Upon inquiring from the police the realtor found out that the so called client was actually a clinically insane man who had escaped from the institution. He further found out that the man had been diagnosed with severe OCD and split personality disorder. The realtor hearing this fainted.

TAMPA FAST FACTS

Found on the western coast of central Florida, Tampa is the state’s largest city. It boasts of a great weather, vigorous economy and first-class entertainment. It also founded on agriculture, health care, and categorically great technology, government, and financial and marketing systems.

When you look for a Florida Real Estate agent or an agent in any city you want to make sure that they are licensed. There are several things that can make your search easier as well as things you need to look for when looking for an agent.

Here are a few tips to make your search simple:

  • Make sure your agent is trustworthy: When you contact an agent keep in mind that they are there to ensure that you get your questions answered in a quick and correct manor. You are placing the search for your dream home in their hand so making sure you can trust them is a something that should be considered.
  • Checking to ensure that they are licensed: The agent should be able to answer you honestly. State whether or not they are licensed and they usually have their certificate or licenses on display in their office. Doing a search on that specific agent to see what information comes back is wise as well.
  • Making sure the agent is familiar with the area you are interested in: Different areas have different features, types of home, etc… you want to ensure that your agent is familiar with what you are looking for in your home. Your agent should know what houses in that area are going for at that time, what types of houses are for sale in your area of interest, etc…
  • Look for ways to contact your agent: if you are looking for an agent make sure they will answer your calls in a timely manor. Find out the ways they will have to contact them if you need too. Sometimes it can be difficult to get a hold of agents. Or a particular client is consuming a lot of their time. They may not be able to get back to you in a timely manor. You should know this in advance.

Finding the right agent can sometime take a while but will prove worth it in the end. Take you time and make sure they are someone you will be able to work with before signing any documents or rushing into anything. You may be glad you did in the end!

Too Late to Refinance your Mortgage?

Mortgage refinance is a phrase that strikes fear in the hearts of many consumers. Everyone is so afraid to do a mortgage refinance that they just don’t get the move on and get it done. Well the simple facts of the matter are that you’ll always find a better rate somewhere else after you’ve just refinanced, and it’s never too late to refinance your mortgage.

The first of those two statements is just one of Murphy’s laws. It’s like when you buy a new pair of sunglasses, and then they go on sale for half price the very next day.

Mortgages are about the same deal. You’ll do a mortgage refinance to save 3%, which is an incredible savings, and you’ll be thrilled. Then next week you’ll see an ad somewhere to get ¼% lower rate than what you just signed for and you’ll be upset about it. Well, I’m here to tell you that there’s two ways of looking at this. You can either be upset that you missed out on the ¼%, or you can be thrilled that you saved 3%. If you’d just sit there worrying about being wrong, or that the rates might go down again soon, you’d still be paying that extra money every month. So don’t wait, call someone and ask questions about mortgage refinance today! You may be surprised at what you’ll learn.

The second statement, it’s never too late, is also true. No matter what the rates are doing, you can go in and ask questions about things. Many people want to refinance to get some equity out of their home, not just to save money. That can be done, even if you don’t lower your rate much. Or even better, you can get a home equity line of credit, and have a revolving account that you can draw on whenever you want. There are tons of different options out there. If your goal is remodeling, or something similar, then a line of credit is a better option than mortgage refinance, unless rates have gone down at least 2% since you signed your old mortgage.

Now, who do you talk to about this? Whatever you do, do NOT go to your commercial bank. Check with a mortgage broker first of all, and talk to them about your situation. Tell them what’s happening, why you want to refinance your mortgage, and what your goals are for this process. They know tons of lenders. That’s what they do. And they can get you approved for almost anything, and find you the best rates available.

If mortgage refinance scares you, just get up and go talk to a mortgage broker. They’ll put it in perspective, tell you about options you never knew you had, and make you a happy customer no matter what the case may be.

Why oh why Tampa??

There has been an increase in interest for the Tampa Area over the last few years. Though most consider Tampa / Clearwater to be a great spring break / vacationing spot many are finding that it has residential perks as well. Tampa’s current population has risen to over 300,000 and the Tampa-St. Petersburg-Clearwater area is populated with an estimated 2.6 million plus.

Tampa, Florida is known for its warm climate at a comfortable 72 degrees year around and that's one reason why many move here. However Tampa’s Real estate market has dropped its average purchase price from $222 thousand dollars to a low $199 thousand dollars making the price for real estate in Tampa much more affordable specially to first time home buyers.
